6 tips for a quicker sale

Your current property is under offer and the only thing that lies between you and your next home is those weeks between an offer and moving day. It’s almost impossible to say how long it will take to reach completion as every property sale is different but expect around 10-14 weeks.

What is certain, however, is your desperation to hear the words ‘you’ve exchanged’ as soon as possible, and we’re here to get you to completion quickly using our in-house sales progression service (read more about that here).

Sellers can help themselves too. There are a number of things you can do to kick start your transaction and keep the momentum going until you have a new set of keys in your hand. If you want to complete as quickly as possible, Jezzards suggests the following:-

  1. Be ready with a solicitor – it’s worth getting quotes from solicitors early so you can instruct a firm as soon as a memorandum of sale has been issued. It’s wise to choose a conveyancing solicitor who specialises in property sales as they’ll be familiar with the process and can act with speed. Not sure who to choose?   2. Keep on top of communication – some of the most common things we hear during our sales progression work is ‘haven’t received the paperwork back’ or ‘no response’, which will delay progress towards exchange and completion. Prioritise any communication from your agent, solicitor and mortgage lender, and reply to requests promptly as it will shave time off your move.
  3. Go digital – you can save yourself extra days by asking for all paperwork and communication to be sent electronically. Not only will you be able to bypass waiting for the post, you can print the documents, complete them, scan and email back within a matter of minutes.
  4. Pull together legal paperwork– your solicitor will ask for paperwork pertaining to your property and pre-empting their request will help speed up your sale. If you have had your property extended or altered, find planning permissions, building regulation completion certificates and any indemnity insurance documents, as well as proof of lease extension, if necessary.
  5. Gather up guarantees – you’ll save valuable time by locating key paperwork before the solicitor asks for it. Expect to provide electrical and gas installation certificates, warranty/guarantee paperwork for fixtures, fittings, appliances and any damp proofing, proof of any servicing (boiler/alarm/wood burning stoves etc), any new build warranties (such as NHBC), and FENSA certificates for windows and doors. Don’t forget, you’ll need to provide photo ID and proof of address.
  6. Be ready as a purchaser – if you’re buying as well as selling, don’t neglect your purchaser status. Ensure you have evidence of your deposit, bank statements, wage slips and a mortgage agreement in principle at that start of the buying process.
