Gas Safety Awareness Week

When it comes to taking care of your property or being a good landlord, there are some things that you need to take care of. This is why it is good to be given a timely reminder of aspects that you may overlook. If you have gas at your property, you need to make sure that you are taking care of your home in the most appropriate manner, and this is why Gas Safety Week is well worth looking out for.

Gas Safety Week takes place between the 14th and 20th of September in 2015, and it has been co-ordinated by the Gas Safe Register. This is the official list of engineers who can provide you with gas services at your home, so it is important to be aware of these professionals. Gas Safety Week takes place every year and it focuses on raising awareness of being safe with gas and on the importance of ensuring that all of your gas appliances are up to a sufficient standard.

Gas leaks and explosions can be caused by gas appliances which have been poorly serviced or incorrectly installed. There is also the fact that carbon dioxide poisoning is an issue in many homes, with thousands of people in the UK diagnosed with this condition every single year. It is always important to remember that even though you cannot see, smell or taste carbon dioxide, it can kill very quickly and with no warning. This is why it makes sense to be proactive with any gas appliances that you may have at your home or property.

It is always helpful for landlords to be reminded of the legal responsibilities that they have with respect to keeping their tenants safe. Landlords should look to hire a registered engineer to carry out maintenance and safety checks on their gas appliances. Ideally, these safety checks should be carried out at least once a year.

Here are some of the legal requirements for a landlord with respect to gas:

  • Any flues, appliances or pipe-work provided for tenants have to be maintained in safe condition
  • All flues and appliances provided for tenants to use have to receive a safety check on an annual basis
  • All safety checks and maintenance work must be undertaken by an engineer that has been registered with the Gas Safe Register
  • All of the gas equipment in a property, including any left by a previous tenant, must be considered safe or removed from the property before the property is re-let
  • A tenant must receive a Gas Safety Record within 28 days of the check being undertaken or when a new tenant moves into the property
  • Gas Safety records must be maintained for two years
  • Always be sure to check the ID card of an engineer and ensure that they are qualified to carry out any work. You should look to ensure your tenants have this criteria too
