If you are looking to buy a new home, it is easy to see how you can become excited and overlook certain aspects of the property. In order to ensure you make the right decision, here are 5 top tips to think about whilst viewing your potential new home.

If you look at the property while thinking of it as a home, you may overlook or be oblivious to certain problems. It can be easy for your emotions to run away with itself, thinking about how you and your family will spend your time but initially, you should be focused on the structural quality of the building and of the value it represents.

Try to visit the property at different times of day

While you may not have a lot of spare time, it is best to try and arrange a few viewings of the property and at different times of day and night. A property that may look attractive and appealing in the daylight may carry a different vibe or feeling at night or at the weekends. Many buyers have bought what they thought was an ideal home only to find that at certain points if the week, the noise and volume of people around the property becomes unbearable.

Take some time to review and examine the local area

While you are primarily buying your home, you want to feel comfortable in your local area. This means that you want to ensure that there are suitable transport links, suitable number of shops, adequate standard of schools and you want to feel safe in the local area. Taking the time to walk around the surrounding streets will give you a feel for what the area has to offer, hopefully helping you to make a more informed decision about the property.

Use your senses

While you will look around the home, be sure to listen out for problems in the home or noise outside the property and also make sure that you smell the property. Damp patches can be covered up but there is often a musty smell that is associated with dampness in a property and this can be harder to mask or cover up. Using all of your senses will provide you with an opportunity to make the best assessment on the property you are thinking about buying.

A property owner is not duty bound to tell you of problems in their home and in many cases, they will likely try to cover these problems. This is why you should be aware of any potential cover-ups and you should be on the lookout for them.
