Guide to renting a property

There are a number of factors which affect a tenant's choice of a property such as: budget, the style, size, location, local amenities, schools and transport links. Whether this is your first time renting or you have rented before we have designed a step by step guide to help you through the renting process.

Referencing criteria

You will be asked to give references to your prospective landlord to demonstrate your ability to pay the agreed rent and to confirm that you have rented in the past without any major problems. At Jezzards we use a third party external referencing provider to ensure that the checks are unbiased and to ensure the accuracy of the information we are collecting. You can find our referencing criteria here, but should you have any questions, our dedicated lettings team will be available to support you throughout the process.

Tenants fees and charges

The Tenant Fees Act 2019 came into force on 1 June 2019. From that date it is illegal for all landlords and letting agents to charge fees to tenants apart from a small number of exemptions that are referred to as ‘permitted payments’. Current tenants

If you are a tenant of managed property by us and you have an emergency such as no heating, hot water, uncontrollable leak or any other type of emergency which needs our immediate attention (as per your tenant handbook), please call us immediately on 03330 433 633, anytime 24 hours a day, 7 days a week, 365 days a year.

If you a tenant of a property which is not managed by us, you will need to contact your landlord directly, on the details provided to you at the start of your tenancy, contained within your welcome pack. We regret, we are unable to send a contractor to your property unless we have authorisation from your landlord to do so.
