As licensed members of both ARLA and NAEA we are required to maintain a specially designated bank account to receive and hold client money separate from our business or office accounts and to be a member of an appropriate client money protection scheme. Our client money protection scheme automatically covers any relevant money held in our designated client account from misappropriation. As a member of The Property Ombudsman, we follow the code of practice for residential sales and the code of practise for residential lettings which has been approved by the Trading Standards Institute under the Consumer Codes Approval Scheme. Since 6th April 2007, it has been a legal requirement for all deposits held in respect of Assured Shorthold Tenancies to be held with either an insurance based or custodial statutory Tenant Deposit Protection schemes. As members of The Dispute Service (one of the three scheme operators), an insurance based scheme, our commitment increased in October 2010 in line with legislative changes, when the Assured Shorthold threshold rose to include tenancies up to £100,000.00 in rent per year. The TDS is a multi-award winning provider of tenancy deposit protection, meaning both tenants and landlords alike are afforded with the benefit of an alternative deposit arbitration service where needed, authorised by the Department for Communities and Local Government.
