Why use a Licenced Estate Agent

Every year, unlicensed estate agents cost the general public thousands of pounds because they don’t have protective measures in place to guarantee your money. A licensed estate agent is qualified and is required to keep up to date with the latest developments in the market and with the ever changing legislation affecting the sales and lettings industry. Without this knowledge and expertise you may be badly advised or mislead - or you may even suffer a financial loss as a result. A licensed estate agent abides by the strict codes of practise as well as rules of conduct. This means you can be assured that the service you receive is to the highest of standard and your enquiry will be dealt with professionally and fairly. In the unlikely event that things go wrong, a licensed estate agent has a written complaints procedure. If you are not completely satisfied with the service you have received from a licensed estate agent and cannot resolve the issue directly, you have the option of taking your complaint to independent adjudication and redress through The Property Ombudsman.


Safe Guarding Your Money 

As licensed members of both ARLA and NAEA we are required to maintain a specially designated bank account to receive and hold client money separate from our business or office accounts and to be a member of an appropriate client money protection scheme. Our client money protection scheme automatically covers any relevant money held in our designated client account from misappropriation. It is vital that you know you are placing your trust in a professional, honest, qualified estate agent and that your money is safe; that it will be handled honestly and apportioned properly. Ensure you always use a licensed estate agent with integrity to safe guard your money.


The Property Ombudsman

As a member of The Property Ombudsman, we follow the code of practice for residential sales and the code of practise for residential lettings which has been approved by the Trading Standards Institute under the Consumer Codes Approval Scheme. All of our staff are made familiar with the codes of practise of The Property Ombudsman as well as our comprehensive internal complaints procedure.

All estate agents are required to register with an Estate Agent Redress Scheme which can investigate complaints from members of the public. The Property Ombudsman is an approved scheme under the Consumers, Estate Agents and Redress Act 2007. 

Many estate agents have voluntarily agreed to follow The Property Ombudsman Codes of practise for Residential Estate Agents and Letting Agents. Agents who follow the Code of Practise to provide additional consumer protection that goes beyond that required by law. Association of Residential Lettings Agents (ARLA)

Jezzards are licensed members of ARLA for residential lettings. In what is becoming an increasingly complex process, our ARLA qualified lettings team have the legislative knowledge and practical experience to ensure our landlords are up-to-date and comply with all the necessary legal requirements to let a property.  For tenants, using a regulated, agent is equally important, with increasing numbers of stories of tenants falling victim to 'scams' on private ad websites, as well as small, unregulated agencies going bust – taking their tenants' security deposits with them. National Association of Estate Agents (NAEA)

Jezzards are licensed members of NAEA for residential sales. It's just as important that buyers and sellers choose an agent that is regulated by a reputable industry body to ensure that you are dealing with a formally qualified member of staff who is required to keep up-to-date with the latest developments in the market and with the changing legislation affecting the residential sales market. Without this knowledge and expertise, whether you're selling or buying your home, you may be badly advised or mislead. NAEA Licensed members can be recognised by either the red licensed logo, which they will display on their literature, website and office windows. For further information, or to check if you agent is a licensed member, please visit www.naea.co.uk.


Tenancy Deposit Scheme (TDS)

Since 6th April 2007, it has been a legal requirement for all deposits held in respect of Assured Shorthold Tenancies to be held with either an insurance based or custodial statutory Tenant Deposit Protection schemes. As members of The Dispute Service (one of the three scheme operators), an insurance based scheme, our commitment increased in October 2010 in line with legislative changes, when the Assured Shorthold threshold rose to include tenancies up to £100,000.00 in rent per year. The TDS is a multi-award winning provider of tenancy deposit protection, meaning both tenants and landlords alike are afforded with the benefit of an alternative deposit arbitration service where needed, authorised by the Department for Communities and Local Government.
