Whether you own a large portfolio of properties or have just a single investment, failed or late rent payments can be a serious and common issue for many landlords. Thorough referencing can help to reduce the risk but circumstances can change and even seemingly good tenants may well find themselves in difficulty in the future. From redundancy to divorce, events happen in the lives of people that often result in financial difficulties. For some unlucky landlords, this can lead to many months of unpaid rent and significant legal costs to evict the tenant. At Jezzards we remove both of these worries and provide you with complete peace of mind, should your tenants let you down. At Jezzards we remove this worry by including our Jezzards on Time service within all of our standard letting services at no extra cost to you.
At Jezzards we like to make everything as simple as possible for our clients. That is why we have included the service within all of our standard letting services. Once we have found an acceptable tenant, they will undergo a credit and referencing process by an independent third party company. Subject to a satisfactory reference we will draw up the necessary paperwork, including our standard tenancy agreement. Once we have received all of the necessary paperwork from both you and your tenant we will then collect the appropriate move in monies from your tenant, including the first month’s rent, 6 weeks dilapidations deposit and other charges such as inventory costs etc. We will deduct the administration fee, lettings commission and any other agreed charges from the first month’s rent and remit to you the remaining amount. Once all funds are cleared in to our account and all the appropriate paperwork is received, we will write to you and confirm the property is placed on to Jezzards on Time. All future rent from your tenant will need to be paid to us in order for the cover to continue. We will then pay you (minus our commission and any other agreed charges) via BACS even if the tenant fails to pay their rent on time. You will receive an on-going monthly statement confirming this.
There is no need to make a claim as we will be aware as soon as any situation becomes apparent whilst collecting the rent on your behalf. There is no unnecessary excess to pay and no need to wait to receive you rent each month as we will continue to pay you in line with the rent due date.
Jezzards on Time is not just another rent guarantee scheme. Our service guarantees to pay rent to our landlords, regardless whether the tenant has paid or not, up until such time as vacant possession has been achieved. We will always try and resolve any non-payment disputes on your behalf and keep you updated with any situation which may be likely to arise as soon as we become aware. Our service does not end there. We also cover all of the legal costs towards evicting the tenant and gaining vacant possession of your property.
