You will regularly see property experts and guides telling you the ideal time to sell your home in time for Christmas. The festive period is a time for family and spending quality time with your loved ones; so, it is easy to see why you’d want to be settled in to your own home or have one more great festive period in your current home before you sell up.

However, there is no reason to take your property off of the market during the Christmas period. You may need to experience a little bit of adjustment or slightly hold back on your Christmas decorations but there are many reasons why your property should be kept on the market. In fact, here are 5 excellent reasons why you should keep you property on the market over the Christmas period.

Some people will be actively looking for a home at this time of year

The most obvious reason to keep your property listed over the Christmas period comes with the fact that people still need to move and will be looking for property. In fact, you could argue that because there is a greater likelihood of people being off work between Christmas and New Year, this may be the best chance that some people to have research homes and carry out some viewings.

This time of year can be a time when people relax but for others, it is a perfect opportunity to be active and take care of tasks they don’t get a chance to do all year round. This is why keeping your property on the market is important because there will always be people looking. You may even benefit from the fact that some people are able to look more extensively at this time of year.

Other people will take their homes off of the market

The fact that there is a debate about leaving your home on the market clearly indicates that some homeowners will take their home off the market at this time of year. These people may prefer to focus on the festive period or they may be so busy with other activities that they feel it isn’t worthwhile keeping their property on the market, because they won’t be able to do much about it.

With fewer homes on the market, there is a better chance of your property being found, so keep it on and when other people are tired after their festivities, they still have to deal with selling their home. By keeping your home actively marketed this will also show any potential buyers that you are serious about selling your home.

The time of year reinforces why people want to buy

At Christmas, many people will realise why they need to move home. Their home may be too small, their neighbours parties may be too loud or the cold weather may have impacted on their pipes or heating. Some homeowners will be really motivated to find a new home during the festive period and if your home is on the market, you’ll be one of the homes that they come across during their search.

Some people want to be ready for spring or summer

While most property guides offer deadlines and advice on buying and selling up to be settled for Christmas, there are people who are more interested in other times of year. There will be people who have more important dates and duties in spring or summer, and this means that they’ll be working to a different schedule than the one that is commonly cited.
