If you are considering moving but you’ve never sold a property before, you may find it a very different experience to buying. Here are six differences you’ll notice when being a first-time seller, compared to a first-time buyer.

  1. It all starts with a valuation
    Knowing what your property could sell for is an essential part of budgeting (see below) and your onwards buying journey. Our online valuation tool is a great place to start, giving you an instant estimated value. There is, however, no substitute for an actual property visit and one of our professionals will visit your property to assess its location and condition. 
  1. Your budget list will be bigger
    Armed with an accurate valuation, first-time sellers can set their budget. You will need to factor in estate agent fees (which are paid on completion of your sale); potential mortgage arrangement fees; conveyancing costs, stamp duty on an onwards purchase and removal fees.   1. You’ll need to keep your home in tip top condition (for a while, anyway)
    Cast you mind back to when you were viewing properties and how the presentation of a property left an impression. Now it’s your turn to invite prospective buyers and our photographer in, so be ready with your best look.

  • Declutter – people find it hard to see past a mess so streamline possessions so your home feels less crowded.
  • Curb appeal – people may drive past your property before they consider a viewing, plus the first impression when buyers arrive should always be a good one. Tidy your front garden, ensure your door is presentable and add some colour with plants.
  • Fix & freshen – now is the time to get on top of your DIY chores and running repairs. Paint over scuffed walls, replace grubby grouting and repair anything cracked or broken.
