Are You A Buy To Let Landlord Thinking Of Selling Up? We Can Help

  20 Sep 2018

There is no getting away from the fact that many landlords have had a challenging time in recent months and possibly even years. Even though there is a prominent level of demand for lets and there is an increase in rental fees, landlords are struggling to enjoy a profit in their business. Some landlords are enjoying a lucrative period but given the ever-changing requirements, tax challenges and pressures of being a landlord, it is only natural that some landlords are thinking of selling up.

Whether you are a buy to let landlord thinking of selling up or you want to improve the services you offer to tenants, contact Jezzards and we will be more than happy to help.

Landlords have had to deal with many issues of late

Some of the factors that have made life difficult for landlords in recent years include:

  • Having to pay an additional 3% in stamp duty on additional home purchases
  • Losing full tax relief when it comes to mortgage interest
  • An array of new regulations to deal with
  • New challenges in obtaining buy to let mortgages

Many landlords have also felt that there has been an array of measures that have supported first-time buyers, which has made it more difficult for them to run their business. When you bring all these aspects together and the fact that tenants are expecting more for their money when rents rise, it is natural that a lot of landlords are at least examining their options when it comes to their business.

Weigh up the exit costs associated with the buy to let market

While a lot of professionals have expressed an interest to leave the buy to let market, it is important to be aware that there may be exit costs associated with leaving the market. There could be legal fees, early repayment charges relating to the buy to let market, capital gains tax and a range of other charges. There is also the fact that average sales prices coming in lower than the average asking price, some landlords may decide that it is not financially worth their while to sell up at the moment.

It is up to each individual landlord to consider the financial implications of their action. We are always on hand to provide guidance and advice as best as we can but there is no denying that it is a big decision that each landlord has to come to terms with. In the song, Should I Stay Or Should I Go, there are two options to pick from but as one offers significantly less trouble, that is the obvious option to select. For landlords considering an exit from the buy to let market, the decision isn’t always as obvious.

Whether you need support in weighing up your options, in selling your property or in offering better landlord services, we can help. No matter what you think is best for you next, contact Jezzards Estate Agents on 03330 433 633 and we will do our best to assist you.

  • " I've dealt with some horrible agencies whilst renting in the past but I am glad we had Jezzards as our last. Didn't know that someone so professional and understanding and true to it's word existed in the business. I locked myself out once and they were there in  20 mins to assist. Heating stopped in the night and their out of hours assistance helped sort us out. Any problems or issues, were very promptly and effectively dealt with...I didn't even have to chase them. Our exit was quick, refunds took some time due to overlooked issues, which Victoria Jezzard looked into personally, and all done in 3 days. Dorathy was our handler and she was ace!! "
