Does the Smell of Baking Bread Really Sell a Home

It is certainly true that the smell of freshly baked bread can bring to mind images of warm cosy cottages in the middle of the Cotswold. You can imagine yourself reading a book by the fire in the midst of winter.  However, today’s buyers are becoming increasing savvy to tricks such as these.  The modern buyer does not like to feel manipulated, or even worse, you are trying to hide a horrible odour. What if you are trying to sell a modern property, say a flat, a Cotswold cottage might not seal the deal? A recent study seems to suggest that the smell of white tea and figs is more appealing to buyers.  Whilst this may sound like more hipster inspired clap-trap, there may be some logic in it.

Many blogs and websites advising you about how to sell your property mention that smell is important.  A potential buyer walking in will does not want to be hit with aroma soggy pet pooch.  You should aim for soft gentle smells which create a relaxing and pleasant environment for anyone who walks into your home.  Avoid chemical smells like you get in some of those over-priced candles with silly names like the “smell of Christmas”.

You also want your potential buyer to form a bond with your property.  Sounds cynical? Hearts often overrule heads and when selling your house, and you want to get the best price you can.

In order to achieve this, there are a few things you should do.  First you should de-clutter your house and show off all the space that it has to offer.  Do not de-clutter to the extent that the house feels devoid of life, it still needs to feel like home.

It may also be sensible to decorate the property in softer neutral colours, with the odd splash of colour.  Neutral colours allow buyers to begin to think how they would decorate the property. The odd splash of colour can bring warmth to a room that would otherwise feel cold and clinical.

Most importantly of all, your house must be clean!  Do not give just a quick spruce around 10 minutes before the potential buyers arrive!  If someone is going to invest their life savings into your property, they are going to expect perfection.  Anything less than that, even a dusty bookshelf will be off-putting and could lose you a sale.  If needs be, you should hire professional cleaners and perhaps even a home stager to ensure your house looks its best.

There are also other things you should consider, such as the temperature of the property.  You are looking for ‘Goldilocks’ level here, not too hot and not too cold.  If you are naturally a warm or cold person, remember that not everyone is the same and what you may be comfortable with may be freezing cold or boiling hot for others.

Last but not least, show your estate agent around your property before viewings. The more familiar they with the property the easier it is to sell.  You can also use this time to provide them with essential information about the property that may not be obvious on first inspection. Provide them with copies of certain documents that buyers would be interested such as guarantees.  Not only will this mean the agent is better informed, but you will get a better idea of how the agent will be throughout the matter.  You want someone who is selling your property to be professional, knows what he or she is doing and will not cause any issues during the actual conveyancing process itself, which is not always straightforward and is not assisted by someone who does not understand this.
