While we’re led to believe we shouldn’t judge a book by its cover, when it comes to marketing a property for sale or to let, having kerb appeal has many benefits.

A well looked after exterior can generate viewings, encourage people to step through your front door, increases the value of an offer and promote a quicker sale or let. When it comes to marketing photographs alone, a presentable front-of-house is crucial – especially as the exterior is often the lead photograph on property portals listing and on brochures. A smart façade will also make the right impression among those driving or walking past, and will make a significant impact on peoples’ overall judgement when they arrive for a viewing.

Smartening up your outside act really is worth it. A study conducted by Dulux Weathershield revealed that 93% of Brits are more likely to attend a viewing if the house’s outside is well maintained, with homeowners who gave the exterior of their property a fresh coat of paint increasing their property’s perceived value by 25%.

How to add to kerb appeal

Here are Jezzards’ five favourite ways to add kerb appeal:

  1. Make your front garden a smart feature – if you have any soft landscaping at the front of your property, make sure it’s kept tidy – prune back anything that’s overgrown, mow the lawn and keep weeds at bay. Potted flowers always add a dash of colour but ensure you look after them as withered plants send the wrong signal.
  1. Don’t neglect your front door – your front door is a real focal point that can make a statement about your whole property. The essentials include a visible door number, a working bell or knocker, polished door furniture and a fresh coat of paint for wooden doors. A porch light will also help for an evening viewing.
  1. Maintain windows and paintwork – start off by giving your windows a good clean, inside and out, as this is a quick way to make your home look brighter and more appealing. Wash down PVC frames and if you have sills with peeling paintwork or rotten wood, seriously consider getting the experts in for repairs.
  1. Don’t let rubbish ruin the look – bins are an essential part of life but if they’re cluttering up the front of your property, you can spoil an otherwise good look. Try to keep wheelie bins and recycling boxes at the rear of your property during photographs and viewings, or create a bin store to hide them if there is nowhere to move them to.
  1. Clear away clutter – old bikes, things that never made it to the tip and children’s toys can quickly accumulate but deciding to sell or let your property should be the catalyst for clearing away any front garden clutter.
