How to add value to your home with these three simple steps

When it comes to adding value to your home, it is easy to think of the major tasks in hand or maybe consider some rebuilding projects you can take on. There is a lot to be said for the benefits of adding an extension to your property or converting your loft to give you more room. However, most home owners don’t have the capital or are unwilling to make such an investment, with no guarantee of a favourable return. This is why it makes sense to look for ways in which you can add value to your home in a simple manner.

Here are three simple steps that will add value to your home without causing major disruption or costing the earth:

Create more space

While a loft conversion or extension will give you more space, it is possible to add value to your home by creating the illusion of having more space in your home. When people come to view your property, you want to make sure that every room seems as large and as spacious as possible. At the moment, the trend for properties is to have a wide and open floor plan, and this is something that you should be looking to create when you are on the market.

At the very least, this means removing all clutter and unnecessary items from your home, at least in a visible manner, to make sure that your home seems as open as possible. If you have more time and the resources, you may consider knocking down an internal wall to create more space, perhaps opening up space between the kitchen and a dining area creating a kitchen/family room which is all the rage amongst families. If you can make potential buyers feel as though your home offers a great deal of space, there will be a greater chance of encouraging them to buy.

Improve the exterior

A great way to please potential buyers is to make a positive first impression and this means you should look to improve the exterior of your home. The external work of your home and the garden will be the first things that people see of your home. If these are in poor condition, you may find it very difficult to win people over but if people like what they see before they even step into your home, there is a very good chance that they will be in a positive mood for the viewing.

You don’t need to spend a lot of time or money on improving the exterior of your property but taking the time to paint your fences, ensure the lawn has been cut and taking the time to tidy up any flower beds will likely have a big impact on what a potential buyer feels about your property.

Decorate in simple colours

Giving your home a fresh lick of paint or new wallpaper is a great way to freshen the place up. However, be sure not to use overly bold colours, you want to create a blank canvas that a potential buyer can see themselves living in. People can have incredible imaginations when they are given the opportunity. A bold colour may be offensive to them and create an obstacle in them deciding if they choose your home or the one down the road.
