How To Rent In England Guide Updated In July

It appears landlords in England have a never-ending list of requirements to meet and regulations to comply with. At Jezzards, we know how hard landlords work to ensure that they fully comply with their legal requirements, but we also know that a lot of professionals in the sector require a helping hand to remain fully informed. We think the How To Rent In England guide is hugely informative for landlords and tenants, but this is another issue that landlords must keep on top of.

This guide must be presented to tenants at the start of a tenancy and the guide must be up to date. If a landlord doesn’t provide the most recent version of the guide, they will invalidate future Section 21 Acts. This is something that may cause landlords considerable problems later, so it is best to retain the ability to do so.

ARLA Propertymark want landlords to remain up to date

ARLA Propertymark have also highlighted the issues of not providing an updated guide to tenants. Landlords who provide an outdated copy of the guide will breach the Deregulaton Act, which again could lead to the landlord facing issues later. The Chief Executive of ARLA, David Cox spoke about the importance of the guide with respect to a landlord’s activities in the future, saying; “It only becomes a problem if they serve a S21 later down the line. I would advise they should serve the new version as soon as possible today.”

One issue for landlords is that the guide is updated as and when, which means that new editions are often released without much warning and without much gap between the issue of a previous edition. As an example, the How To Rent In England guide was updated in June but around two weeks later in July, the guide was updated with a new issue released. Even if a landlord has just uploaded the June released issue the day before the new copy was released, they would be out of date if they provided it to tenants when the edition was available.

The guide provides helpful information

This means that landlords must stay in touch with the latest copy of the guide. Aside from the regulatory matters, there are many reasons why a landlord and tenant should review the guide, because it covers a lot of important matters, including:

  • Providing tenants with tips on what to look for before they rent property
  • Offering tips to tenants to get the most from rental life
  • What should be done at the end of the tenancy period
  • What to do if an issue arises between landlord and tenant during the rental period
