There was an interesting study that provided property viewers with eye-tracking goggles. This captured what buyers were looking at as they moved around the house. Some of the findings were as expected but some of the findings may come as a surprise.

Windows are hugely important when selling a home

The most popular feature in a home, with 95% of prospective buyers viewing this aspect in close detail is the windows. This makes sense. The view from a window can impact on how people feel about the property. A stunning view makes people feel excited about a property, but a dull or uninspiring view can dampen the enthusiasm a prospective buyer could show for a home.

However, a window offers much more than the view outside it. The insulation qualities of a window are important, and this is something all buyers want to check on. If there is double glazing or the windows are in good condition and have been properly insulated, there is confidence in the energy efficiency of the home.

Also, the quality of the windows at a home correlate with the security of the property. When windows are in a robust condition, they minimise the likelihood of a break-in occurring, which is something all buyers are hoping to see when they look at property.

Storage space can sell your home

Another hugely important feature that is essential viewing for buyers is storage spaces. Close to 80% of prospective buyers spent considerable time reviewing storage spaces, so it is vital that homeowners present these spaces in the correct manner. There may be a temptation to fill these storage areas to make the rest of the home look spacious, but by cramming a storage space, it diminishes the impact this area has on a buyer.

If a vendor must use external storage solution to present their home in the most effective fashion, it is often an investment worth taking.

While a lot of people spend time and money improving their flooring, it appears the ceiling was more important than the floor for prospective buyers. The study found that only 15% of prospective buyers studied the floor of a property while 70% of prospective buyers took the time to look up at the ceiling and aspects such as cornicing. When presenting property, make sure the ceiling is in good condition and if there are any cobwebs around the ceiling, remove them.
