Moving along nicely? The value of sales progression

You may have read the line ‘our job is not done until the keys are handed over to your buyer’ on our website or brochure but have you ever stopped to think what that actually means?

It relates to a much underrated aspect of estate agency that some do better than others, and that’s sales progression. Simply put, it’s the hard work an estate agent puts in after you accept an offer on your property.

“Many sellers think the difficult stage is generating enquiries, booking viewings and handling offers but success can hang on the diligence of the agent once a memorandum of sale has been sent out,” comments Victoria Jezzard. “At Jezzards, we’re at the front line of holding chains together – chasing all the estate agents, solicitors and mortgage lenders involved as not everyone else does. We often find it’s our prompting and polite reminders that keep things ticking along, especially if other agents have quickly moved on to another sale or don’t have resources dedicated to sales progression.”

It was revealed earlier in 2019 that some 49.8% of all house sales in England and Wales fell through before completion*. In addition, research by Post Office Money found one in three home movers experienced an offer fall through within the first three weeks of receiving it. Reasons for a transaction falling apart include survey issues, a lack of progression, difficulty securing a mortgage and the buyer wanting to reduce their offer after the sale has been agreed – all aspects Jezzards works hard to minimise on a daily basis.

“Sellers who have been unsuccessful previously – many experiencing the demoralising fall out of a collapsed chain – comment that their agent lost interest in their transaction as soon as an offer was agreed and this is particularly true among those who used an online-only agent,” adds Victoria.

Coming back to the Jezzards mantra – ‘our job is not done until the keys are handed over to your buyer’ – our team continue to work hard after an offer has been agreed, ensuring as many sales as possible have a happy ending. That means ensuring all paperwork is received from those in the chain; other agents are chivied along; mortgage lenders are on top of applications and solicitors are working to the timescales set by our sellers.

“According to data from the Treasury, consumers spend approximately £270m a year on failed housing transactions and Jezzards doesn’t think that’s acceptable,” adds Victoria. “We do everything in our powers to see sales across the finishing line – be that calls chasing people and sending out emails on a daily basis – basically keeping everyone on track for the benefit of our sellers. Jezzards also places equal emphasis on qualifying potential buyers to make sure those who do have offers accepted are capable of proceeding and not likely to upset the chain,” concludes Victoria.
