Review Of House Prices In Tolworth In 2016

Located in the Royal Borough of Kingston upon Thames, and situated around 11 miles from Charing Cross, Tolworth is an area that has been of greater interest to many property buyers in recent times. There has been a growing movement of interest from inner London to outer London with individuals and families looking for better value for money and a more varied pace of life.

The average property price in Tolworth in October 2015 stood at £474,147 and this rose to £503,750; which was a rise of 6% over this period of time. Different property types experienced different fortunes over the course of the year, with flats experiencing the largest rise.

Tolworth house prices are on the rise

At the start of the 12 month period, there was an average price of £276,551 for flats but by October 2016, this had risen to £370,556; which is a startling rise of 34%. There was also a notable rise in the average property price of detached properties. In October 2015, the average price for detached properties stood at £756,944 but by October of 2016, this had risen to £855,000; which is a rise of 13%.

Semi-detached properties conversely fell by 15% over the year. Semi-detached properties stood at an average price of £612,102 and by October 2016, this was an average price of £522,500. Terraced properties also fell in average price, by 8%, moving from £527,000 to £482,500.

Tolworth is holding up well in Kingston upon Thames

The overall average property price in Kingston upon Thames for the same 12 month period has moved in a different direction. In October 2015, the average property price stood at £665,494 but by October of 2016, the average property price stood at £580,704. This represents a fall of 13%. Given the general demand for property in the area, this isn’t too concerning and can perhaps be explained by a few outliers in the market.

However, even with the average price in Tolworth rising and the average Kingston upon Thames property price falling in the past `12 months, Tolworth is still a very affordable option in the borough.

A new property development coming to Tolworth is Tolworth Square and this looks set to bring more than 100 new homes to the area. The development is located just off the A3 and there will be a range of 1, 2, 3 and 4 bedroom homes coming to the area, and this will include houses and apartments. As well as being handily located for the heart of Tolworth, with the site being adjacent to the Tolworth Girls’ School and Sixth Form, the area is less than a mile from Surbiton town centre and around 2 miles from Kingston.

This sort of development will help the Tolworth property market as a whole while also being an indicator that this is an area on the up with property developers interested in being involved with the local market.

With more people expected to look at outer London as a suitable home, it is likely that Tolworth will be a natural choice for so many parties in the years to come.
