Even though we are only in November, it is likely that you are looking forward to or at least making plans for the festive period. This is a very important time of year and for a lot of folk, it is a chance to relax and unwind, with the period between Christmas and New Year often descending into a period of selection boxes and movies while being wrapped up warm and cosy. This isn’t the case for everyone though and there is a lot to be said for being productive in this period to ensure that they get the New Year off to the best possible start.

In recent years, there has been such a surge in interest in people looking for a new home on online property portals that the phenomenon has called “The Boxing Day Bounce”. This time of year used to be a very quiet period in the UK property market with many estate agents closing up for the period between Christmas and New Year. However, with online property portals providing people with the chance to view homes at all hours of the day and night, from the comfort of their own home, there is now an opportunity for people to use this time productively.

There is a clear interest in property during the festive period

If you are thinking that the demand for property at this time of year is being overstated, think about the figures that Rightmove released for the 2015 festive period. The company says they had over a million visitors on their site on Christmas Day alone with Boxing Day welcoming even more people to the property portal. The most popular that they had over this period came on the first full day back at work in the New Year, when just fewer than three million people were checking out homes. Perhaps the reality check of being back at work had forced people to face up to the fact that it was time for a change but it’s hard to deny that this is a time of year where people are looking for property.

While the demand for property at this time of year is high, there will be some homeowners who decide against placing their home onto the market at this time. This may sound silly considering the volume of people looking for a new property but a lot of people like keeping the festive period to themselves and their loved ones. There is certainly nothing wrong with that but if you are keen to sell your home, you’ll find that there is a great deal to be said for placing your home onto the market when there is a lot of people looking for a home.

This year is unlikely to be any different with respect to property demand

The expectations for the 2017 festive period heading into 2018 are just the same, which means that now is the time for property owners to start preparing their home to be on the market at this time of year. A little bit of preparation can go a long way and of course, you may need to decide about how best to decorate your home in the festive spirit while still ensuring you will appeal to prospective buyers.
