Selling your home is a challenging prospect, especially when you consider the things outside of your control that can ruin a property sale. At Jezzards, we have helped many clients sell their home, but not every sale has run smoothly. Knowing what issues may arise when selling your property and understanding how best to avoid, combat or minimise these problems is essential if you want to sell your home in confidence.

Be aware of what matters can ruin a property deal

While each property transaction is unique, there are some issues that are more likely to crop up from time to time. Over the years, some of the aspects that ruin a property sale include:

  • Minor disputes between the buyer and seller
  • Solicitors taking too long to respond to correspondence
  • Buyer’s remorse
  • Problems in a chain

When it comes to resolving minor disputes, it is good to know what you are not willing to lose or compromise on. When you have a starting point that you must have, you then start to realise what you are willing to compromise on to make sure a deal concludes.

If there are items that don’t matter to you or you are willing to compromise on them to ensure the deal concludes, do so. You often find that minor disputes arise over trivial matters because everyone is determined to get the best deal possible, but this shouldn’t be allowed to derail your property deal.

Having this approach can also help to minimise the likelihood of buyers’ remorse occurring. You want the buyer to feel as though they are getting the very best deal, and if you are willing to compromise on certain matters, you’ll find that this is much more likely.

Some buyers will change their mind, and nothing can be done to change it back but if you have other aspects you can offer, it may allow you to persuade them that you have something else you are willing to give up. If you are happy to compromise on this matter without feeling as though you are missing too much, you can improve the chances of the deal concluding.

A good solicitor makes a massive difference when selling a home

When it comes to solicitors, the difference between a good solicitor and a bad solicitor can be huge when it comes to concluding property deals. Before you select a solicitor, you want to ensure that you research solicitors in your area. Look for a solicitor with positive reviews and try to find one with a good reputation with respect to selling houses.

If it is the solicitor for the buyer that is taking their time, you’ll find that having a good solicitor on your side helps. A dependable solicitor representing you will say on top of correspondence when it comes to the transaction, chasing up the other party. This can help to minimise the likelihood of problems arising, giving you more confidence in the deal concluding in an effective manner.

With respect to problems in the chain, if you are fortunate enough to receive more than one offer, you may have a chance to safeguard your deal. It is natural that vendors will prefer to accept the highest offer on their property but if you have an offer from someone who isn’t part of a chain, you may find that this is the best offer for your needs.
