When Is A Good Time of Year To Sell Your Property

If you are looking to sell your property, it is understandable that you will take action or make decisions with the intention of maximising your return. People will think nothing of presenting their home in a certain manner or wording the promotion in a certain way because if it can help sell your home faster or for a better price, it is worth taking the action.

This is why many people wonder if there is a best time of year to sell their property. If there is a time of year when property moves faster or for a better price, and you are in no rush to sell your property at another time of year, it would make sense to maximise your return. It used to be that spring time was the optimum time of year in the property market but in the modern day, there is an argument that there is no bad time to sell your property.

The reason why now is a good time to sell your property (regardless of when now is) can be summed up in a number of reasons.

Online property platforms means your property can always be shown

The emergence of online property platforms has created a level playing field when it comes to reviewing homes and starting the buying process. It is only natural that fewer people would be inclined to visit properties for viewings in periods of bad weather but with the ability to view properties from the comfort of home or the office, people are looking for homes all year round.

Digital communication means you can always be in reach

One reason why property sales and the market would dip in the summer was because people would be on holiday. If the buyer, seller, agent or solicitor were on holiday, the process could slow down. Nowadays, with email and video messaging, people can stay in touch with each other in real time, no matter where they are in the world. There is no reason why property deals should slow down or fall apart because people are travelling, and this means that there is no reason to consider the summer market a slower or more difficult market.

There are always reasons for people to buy

No matter the time of year, there will be some people considering the current time to be the optimum time of year to buy a home. Some people will be motivated by New Year Resolutions or will have moved jobs at the start of the year, which means they need to buy a new home. There is a volume of buyers who wait for spring to appear to move home. Some people will be keen to move in summer to be settled before the new school year and in autumn, there will be people who want to have moved home before the weather takes a turn for the worse in winter. Add in the fact that there will be some people looking to move home before the end of a year, to ensure they are settled for the start of a New Year, and you have year round demand for property.

When you have year round demand for property, there is never a bad time to sell.

Another factor to consider when selling your property is the mood or nature of the buyer. You can see why many buyers will buy property in spring or summer because this is when homes look at their best. The sunshine and blooming gardens can be very attractive. There is also the fact that many property owners are keen to present their homes at this time of year, so it is a time when the market is lively.

There are however, some canny buyers, who would prefer to view a property in the autumn or winter. This gives them a chance to see the property at its worst, or at its least attractive, which lessens the likelihood for nasty surprises.

Some buyers will prefer to buy when the weather is warm and pleasant, some buyers will prefer to buy when the weather is more challenging. This is great news for people selling property because it means there is year round demand.
