With online property portals and internet based estate agents becoming an integral part of the property market, there is an argument to be made against some of the more traditional aspects of selling or letting property. One topic of debate has been the presence of a For Sale or To Let board and whether it is needed in the modern era.

It is easy to see why people looking to sell or let their property are looking to maximise value, and if they think that the property or letting market is focused on online activity, they’d argue that there is no need for these boards to be present. These boards could represent time and money that could be saved or funnelled in a different direction. This would be the wrong attitude to have. This is because having a For Sale or To Let Board will help boost your chance of selling or letting your property.

It can put the idea of buying into people’s minds

If people are actively looking for a home to let or buy, they will be searching for property, be it online or in the physical world. However, not everyone who buys or lets a property is actively looking at the start of the process. Seeing a For Sale or To Let Board may jog someone’s memory about someone they know looking for a home or it may convince them to reconsider their current home.

As an example, if you live on or close to a busy road that has commuters and travellers passing every day, a For Sale or To Let board may convince them to look for a new home. Equally, if you have a nice looking home or you stay in a nice area, the presence of the board alerts people to availability in this area, which could make people reconsider their current accommodation. This means that someone who hadn’t considered moving home is now willing to judge the pros and cons of a move because a sign at your home has alerted them to the benefits of moving.

It can attract the attention of passers by

A sign that indicates the availability of your home is a great way to grab people’s attention. People who have passed by your home on countless occasions will see the sign and it could trigger something in them. Perhaps they know of a friend, family member or colleague who is looking for a new home. Perhaps they would like a family member to stay closer to them. Perhaps they would like a bigger home or fresh start in this area.

These are all reasons why a sign outside of your home can appeal to people or allow them to alert other people to the availability of your home.

There is also an argument that if other homes in your street are for sale or on the market; you need the sign up to compete with. Anyone who has arranged a viewing at a local home should have researched the area and decided that they like it, which means that your home could also appeal. There may be many reasons why people have found another home but not yours but placing a sign at your property gives you a second chance to draw these people towards your home.

It makes it easier for viewers to find the property

If you have people coming to view your property, having a For Sale or To Let sign outside your property will help them to find your home. This saves people stress and hassle, hopefully allowing them to be in a more positive frame of mind when they come to visit your property.

It provides contact information that allows people to follow up their initial interest

A very strong reason for having a For Sale or To Let board at your property comes with the contact information that these boards provide. Someone passing by your home may not want to come to your door and ask for details but if there is a phone number, website, email address or social media account they can contact for more information about the property, they will do so.
