Why sell before you buy

Should I sell first or find somewhere to buy first? It’s a question we often hear and it really is a chicken and egg situation! While it’s tempting to start searching for a new home as soon as you decide to move, getting your property on the market – or delaying your search until your current home is under offer – will put you in a strong buying position and help avoid disappointment.

Quick to find, longer to sell

It may take more time to sell your property than it will to find a new home– especially if you can’t compromise on your sale price or your home is unusual in terms of style, location or construction.

Finding a home to buy, however, tends to come more quickly. It’s not unknown to find ‘the one’ for sale online, conduct a viewing and make an offer all within 48 hours. Securing a buyer for your property in the same time frame may not always be possible.

Sellers won’t always wait around

If you give in to temptation and make an offer on a property too early in your own sales process, you may lose your dream home. Let’s face it, the seller could tire of waiting for you to sell your property and may instruct the agent to find an alternative buyer or withdraw it from the market completely.

The other major drawback of offering on a property without having your own home under offer is competition – being overlooked in favour of other buyers in a better position.

You might even get a better price for your home if you find a seller who wants to move in urgently and you can take advantage of the quicker time frame of moving into a rental.
