Why Wait Until The Spring To Sell Your Home

  10 Jan 2017

Spring may be the time of year when the property market is busiest, but this doesn’t have to be the case. Just because something has traditionally happened doesn’t mean that it always should and a wide range of developments in and impacting on the property market have changed views on when is the best time to sell your property. In essence, why wait until the spring to sell your home when you can sell your property at any time.

There is an all year round demand for property

You only have to consider the demand for property in the UK to realise that this is a market that is present all year round. With so many buyers looking for property, you would be foolish to focus on one season of the year and dismiss the rest of the year. It may be that the majority of people would sell and buy homes in the first quarter of the year but this has changed and you’ll find that there are people who are keen to view property and make a purchase at all times.

Online property platforms make it easy to sell and promote all year round

Technology has played a big part in assisting the property market to become a more prominent marketplace all year round. It has never been easier to view properties and get a good feel for what is on offer at a home than though viewing online property platform and portals.

No matter what the weather is like outside or where the potential buyer is based, online property portals provide a chance for everyone to find out more about what a property has to offer. There is also the fact that summer holidays are no longer the key focus where industries and areas shut down entirely. Previously, people would want to conclude property deals in spring to be able to enjoy summer, either in their new home, or on holiday. This is no longer an issue and technology, allowing people to be contacted quickly and easily no matter where they are, has helped in this regard.

Savvy buyers want to view property in autumn or winter

There is a growing selection of buyers who would prefer to buy your home in autumn or winter. This is because this is the time of year when your home is likely to be at its most vulnerable. Viewing the property at this time of year will give a potential buyer greater insight into the true condition of a property and whether it is likely to withstand a harsh winter.

If you have a home that is in great condition, placing it onto the market in autumn or winter can be of significant benefit. When potential buyers view your home when weather conditions are at their most trying, they can be more confident about what your home has to offer, meaning they be may more likely to buy.

If some sellers only focus on spring, you are advised to sell all year round

One reason that more people are looking to sell outside of spring is the fact that many people believe that spring is the most effective time of year to sell their home. If these sellers only operate in spring, the number of properties on the market in summer, autumn and winter will be less. You will therefore face less competition in promoting your home at these times of year. Spring remains a very busy time in the property market but with demand existing all year round, it makes sense to sell your home when the level of supply is less.

Spring is an important time of year in the property market but there is no need to wait until spring to sell your home. In fact, waiting until spring can see you miss out so give yourself a better chance by engaging the property market at other times of year.

What our clients say about us

  • " I've dealt with some horrible agencies whilst renting in the past but I am glad we had Jezzards as our last. Didn't know that someone so professional and understanding and true to it's word existed in the business. I locked myself out once and they were there in  20 mins to assist. Heating stopped in the night and their out of hours assistance helped sort us out. Any problems or issues, were very promptly and effectively dealt with...I didn't even have to chase them. Our exit was quick, refunds took some time due to overlooked issues, which Victoria Jezzard looked into personally, and all done in 3 days. Dorathy was our handler and she was ace!! "
