Will your rental be EPC ready for 1st April 2020?

As a landlord, you are probably aware that all rental properties need an EPC (Energy Performance Certificate). This assessment of energy efficiency informs perspective tenants how much a given property will cost to heat and light, as well as its carbon emissions and suggestions for eco friendly improvements.

EPCs & rental properties now

Since April 2018, it has been unlawful to advertise a new-to-market let or to renew a tenancy if the dwelling has an EPC rating of F or G. Currently, a property offered to tenants for the first time or renewing to existing tenants must have a minimum EPC rating of E to be legally compliant.

EPC requirements from 1st April 2020

As of April 1st 2020, all rental properties will need to meet the minimum EPC standards of E – applicable to rental properties that are in the midst of a tenancy, as well as new and renewing ones. As of the deadline, it will be unlawful to rent any property that breaches the new requirement, unless there is a specific exemption. Landlords failing to meet the energy standard could receive a civil penalty of up to £4,000.

EPCs in the future

The Government is aiming to continue making properties in the private rental sector greener, with ambitious expected ratings of D by 2025 and C by 2030, although this is not confirmed.

How can I improve my EPC rating?

If your current buy-to-let has an energy rating lower than E, you should think about making improvements now. EPCs last for ten years, so if yours is due for renewal soon, be mindful that your rating may have slipped and you may also need to make changes – an invalid EPC will make your let unlawful.

Don’t forget, tenants can demand eco changes

Since 1st April 2016, tenants have had the right to request consent from their landlord to make their own energy efficiency improvements to a property. Landlords are unable to unreasonably refuse consent, although if the changes are at the tenant’s request, landlords are not obliged to financially contribute to the works.
