Whether you have outgrown your first home or are looking to live in a new area, the time may have come to take the next step up the property ladder. Becoming a seller and a purchaser at the same time does differ from being a first-time buyer, so Jezzards has put together a short guide to planning for a sale as well as a purchase.

5 steps to becoming a second stepper

  1. Book a valuation – an accurate property valuation is an essential first step. The figure given can vary depending on how quickly you want to sell, the condition of your property and demand in the local area but Jezzards is happy to give you a free, honest appraisal to get you started. You may wonder whether you should you sell before you buy and we have answered this conundrum here in an earlier blog.
  2. See a financial advisor – financial advice is crucial to establish if there is any equity in your property and how this could fund an onwards purchase or comprise a deposit. If you intend to borrow substantially more money using a mortgage, be prepared to have your finances examined under affordability rules.
  3. Budget for two transactions – selling a property will involve estate agency fees, so factor this in alongside stamp duty attached to a property you are buying. Jezzards operates on a ‘no sale, no fee’ basis and we’re only paid once your sale has legally completed. Others costs will apply, including legal fees, survey costs, removal fees and potentially a mortgage arrangement fee too.
  4. Get ready to ‘show’ your property – putting your home own home ‘on the market’ will be a new experience, and we’d be delighted to explain how to get ready for photographs and viewings. A light, bright and clutter free environment will ensure your property is appealing to all and don’t forget the exterior, as first impressions count.
  5. Prepare to be in a chain – a buyer below you will be a new concept, as previously you were the start of the chain. The purchaser of your home will be dependent on how promptly you answer conveyancing questions and fill out paperwork, so be diligent.

Where are second steppers buying?

“We are finding second steppers are coming from more central London locations, like Chiswick, Richmond and Kensington,” says Victoria Jezzard. “They are taking that next step in areas including Hampton, Surbiton and Teddington because they can get more for their money alongside good transport links. In terms of property size, second steppers are swapping one- and two-bedroom flats for three- and four-bedroom homes, with budgets of up to £500,000 – these tend to be family homes in good school catchments.”
